XILA Property Management provides management services which focus on maximizing the owners’ investment by dealing with maintenance issues promptly and by providing a living experience for residents that exceeds their expectations. We are A+ rated by the BBB and have an excellent reputation with both owners and tenants.

This gentleman moved into an apartment building that was in the process of changing management companies. He was not a tenant selected by our company. During a complete property inspection, we found lots of deferred maintenance issues and dealt with them as quickly as we could. Repairs included the leaking sink mentioned by this resident. He even wrote a note thanking us for the prompt replacement of his bathroom faucet.

The property owner chose not to renew the lease with this tenant because of conditions noted when the apartment was inspected. When the tenant moved, his full deposit less $70 for carpet cleaning was refunded to him. This charge was related to the pets he had in the unit.

We regret that he and his wife felt they were dealt with unfairly. As always, XILA tries to keep both tenants and property owners happy.

Bad company, awful people

If you like exploitative companies that will treat you terribly, XILA is for you! If you want to pay your rent, get basic services, but otherwise be left alone, look elsewhere!

These guys took over my building and first thing they did was fire the resident manager of 20+ years, right before Easter. Then they went in everyone's apartments to do inspections. THEY FAILED to find a leaking sink (we had to call them to get them to fix it). Then they complained that I had boxes in my apartment. Of course I did -- I was still in the process of moving in! But what business is it of theirs?

Their agent, Bradley Coddington, couldn't even be trusted to tell the truth about whether we called him. We left three messages on his voice mail, and the first time we actually talked with him he tried to pick a fight and pretend we never called him. Why would we lie about that, Coddington?

Finally, they expected us to sign all new paperwork with them. I was three months into a six month lease, why couldn't negotiation wait until the lease was up? BRADLEY LIED ABOUT CHANGING THE PAPERWORK, and yet expected me to sign. When I didn't get back with them, they told me they weren't renewing my lease. So, I moved. It was a lose-lose situation -- either move, or be forced to deal with them!

Save yourself a headache. If you pay your rent on time like I did, you deserve to be left alone unless your apartment needs basic maintenance. You don't have to deal with people who will come into your home and insult you and then actually make you move.

Great Company!

We shopped around and called a lot of management companies and we're glad we chose this one. They have managed our 8 units in Hillcrest for five years now and we're still friends. They are responsive to our concerns but our tenants are happy too and the building is full.
