I would advise that you get everything in writing, have them agree to a performance contract and withhold at least 15% of the job cost for 6 months AFTER it was completed.

When we first met in May of 2007, this guy talked a great game...now, a year later, he end product does not match what they promised to deliver. They completed the pool decking (stamped and stained concrete) in the fall of 2007 and ""roughed in"" the steps to the pool...they agreed to complete this as part of the project. In March of 2008, we noticed that an expansion joint was separating...half inch wide and about...
